What do do with a small room
Some home builders favor large airy rooms when building today's houses. This is a wonderful trend that suits many families. Others favor more bedrooms which results in smaller rooms. This allows family members to have their own bedrooms, or indeed the ability to offer a bedroom to an elderly parent.

However, when you go to sell one of the homes that have smaller rooms you find you have a staging challenge. You want to take one of the smaller rooms and present it as if this room was meant to be a "special" room from the very beginning. Hopefully you choose one use that has wide appeal, or design the room so a prospective buyer can visualize it as easily transformed to their needs.

Creative uses for small spaces
One choice would be, of course, a guest bedroom. Don't combine this with an office, but you might want to add touches that would make it inviting as a welcome retreat for the reader in the family, by adding a comfortable chair and good lighting for reading, along with a CD player for music. Try to maximize open floor space so the room appears larger. This can be accomplished with a trundle bed and except for that comfortable chair, minimal but furniture.
If you choose to make the room an office be sure to keep the furniture compact and on a small scale while still affording a generous work area and adequate file storage. Look into furniture specially designed for small spaces. If there is room put in a wall-saver recliner, as laptop owners often use these chairs when working long hours. You can buy a tilting table that works great with the laptop/recliner combination. It is important to have good lighting in this room and a small TV might be a nice addition. Show the room with an office chair and the computer in place at the desk, and perhaps a laptop on the recliner side table so the prospective buyer can visualize themselves in the space.
A room set aside for Yoga might show nicely. Sparsely furnished with a mat and perhaps some plants and soothing pictures I don't think you would want exercise equipment in the room. That equipment is better suited to a finished basement.

In some areas of the country crafts are popular and if the room is properly outfitted, it can show plenty of floor space. A work table, an office-type chair, plenty of storage items and units and excellent lighting all can be arranged in an attractive way. The prospective buyer might even be able to picture this arrangement easily made into an office.

The above rooms will benefit from simple lines and neutral paint. Try to keep the paint neural and avoid trying to cram too much into the room. By putting thought into your planning your small room can be a WOW factor!
